Western Specialty Contractors Restoring/Waterproofing Facade of 200 West Capitol High-Rise in Arkansas

LITTLE ROCK, AR — Western Specialty Contractors - Little Rock, Arkansas, Branch is restoring the facade of the 200 West Capitol high-rise in Little Rock, Arkansas as part of the building’s ongoing maintenance.

Located at 200 West Capitol Ave and originally constructed in 1969, the 24-story office tower is located in the heart of Little Rock’s Business District (Former Bank of America Plaza) and includes a seven-story parking garage. The third-tallest building in the state of Arkansas, the building has views of downtown Little Rock and the Arkansas River.

Property management firm Richardson Properties contracted with Western to replace all the building’s exterior caulk joints and window joints (866 windows), wash and seal its pre-cast concrete facade, plus make miscellaneous concrete repairs.

Using Dow 795 brand products, Western is expected to replace 60,000 linear feet of total caulk on the high-rise’s facade and make three concrete repairs.

Western’s experts recommend inspecting a building’s caulk joints at least once a year to look for any signs of deterioration, which could include cracking, flaking, or missing caulk. When caulk is deteriorating, water can easily seep into a building’s interior, causing unhappy tenants and costly interior damage. On a typical building, these gaps only account for about 1% of the total surface area, but they are responsible for 90% of all the water intrusion problems.

If caulk deterioration is present, Western’s experts recommend having the damaged caulk removed and replaced immediately by a qualified specialty contractor.

Work on the building’s facade restoration is on schedule and expected to be completed in February 2024.
